Buying property in Israel, step by step

One method for new builds and resale: define the project, search and compare, prepare viewings, coordinate the professionals — whether you are buying from abroad or already live in Israel.

Define your project

Everything starts with a structured conversation: how you will use the home, the cities or neighbourhoods you have in mind, overall budget, timeline, must-have criteria and preferences. This written brief becomes our shared reference; it can evolve, and every change is discussed.

Search and compare

For new builds, we compare the matching developments with you: layout, specifications, payment schedule, expected delivery date. For resale, we consult several sources and present an explained selection: criteria met, trade-offs, points to confirm. Both tracks can be explored in parallel.

Prepare the viewings

On site, we prepare viewings so they are useful: questions to ask, points to check, documents to request. Remotely, they take place by video or are followed by a detailed report, as agreed.

Coordinate the professionals

Three professionals are involved in a purchase: the lawyer, the mortgage broker/financing and the architect. You choose them; we make the exchanges easier.

IsraelStart's role

Searching, comparing, organising and following up. We do not provide legal advice, credit offers or technical surveys.

The lawyer's role

Checking the rights to the property, negotiating and drafting the contract, representing you through to registration. The lawyer communicates their fees to you before any engagement.

The mortgage broker / financing role

Assessing your borrowing capacity, comparing bank conditions and supporting your mortgage (mashkanta) application.

The architect's role

Estimating works before an offer on a resale property, helping you read plans and specifications for a new build, fitting out the home after handover.

Understand the terms

The scope of the support and any fees are presented to you in writing before any commitment. Describing your project is without commitment.

Review progress together

At each stage, a progress update: what has been done, what remains to be confirmed, the next decision to take. You stay in control of the pace.

Plan your purchase, step by step

Buying in Israel starts with a clear purpose. A main home, a second home and an investment call for different choices. Define how you will use the property before comparing developments, then agree on the location, move-in date and total budget.

Create a useful brief

List your preferred cities, number of rooms, timeframe and essentials: a safe room, lift, parking, terrace or nearby schools. Separate preferences from requirements that would rule a property out. Specify your preferred language and who will take part in the decision.

Compare before committing

For each shortlisted development, collect the floor plan, stated areas, included specifications and expected timetable. Request a written proposal and identify what needs confirmation from the developer, your lawyer and your financing professional. Keep their answers together so that you can compare properties on the same basis.
